Mountain View Village

– Phases II:

This was the shell and core for the second half of the Mountain View Village shopping complex. It consists of 2 multi-level office over retail buildings, 9 single level multi-tenant retail buildings, and a snow melted plaza.

Office over Retail: There is a 3-story building (62,000 SF) and 4-story (171,000 SF) building both consisting of office over retail. Both buildings utilize a VRF system with outdoor units and ERVs on the roof. Outdoor units and a minimum amount of indoor units are include for temporary freeze protection and conditioning of the office levels. The office levels have finished restrooms with higher end finishes including a dedicated VRF system for the core areas of the building. The retail area is provided with sanitary waste and grease waste designed to allow placing a plumbing fixture anywhere in the building. Retail areas are provided with ductwork to the roof for ERVs. Retail spaces could utilize VRF or heat pump split systems. Make-up air and grease exhaust duct to the roof is also provided to allow for the installation of commercial kitchens for restaurants.

Multi-tenant Retail: There are 9 buildings of various sizes scattered around the site. These buildings are designed with sanitary sewer and grease waste to accommodate a plumbing fixture anywhere in the building. Roof drainage design includes many canopies over the entries of buildings. Domestic water and natural gas mains with isolation valves are designed for a flexible quantity of tenants.

Plaza snow melt: There is a plaza with a fountain and playground that connects the largest multi-level building, theater, the largest multi-tenant building, and a restaurant building. The pathways connecting the buildings are all snow-melted. There is more than 23,000 square feet of snow melted area. The boiler room is in the basement of the restaurant building. The boiler system also provides heat for the show fountain through a heat exchanger. The system utilizes 12 zones to manage the large area and has 15 pumps in the system.
